Montgomery Estates – South Lake Tahoe Neighborhood

Montgomery Estates is a prime South Lake Tahoe neighborhood with consistent values and appeal where upscale homes range in value from $500,000 to a million plus and where smaller homes are available in the $300,000 plus range. You will discover large parcels with some backing to National Forest and some on or near the meadows where you can enjoy a leisurely walk and take in the beauty of Trout Creek and Cold Creek meandering through the gorgeous Montgomery Estates meadows.  With convenient close access to town, the community college, Heavenly Ski Resort  and the Lake, it is easy to see why so many year round home buyers and vacation home buyers choose Montgomery Estates when the home search is underway.
There are five Montgomery Estates neighborhoods that flank Pioneer Trail with each one having its own distinct neighborhood flavor and personality;
Cold Creek, the original Montgomery Estates neighborhood, is an upslope subdivision and as such, the mountain and lake views from many of the homes can be awesome. Some of the parcels back Forest Service land and the neighborhood provides easy access to miles and miles of outstanding view trails. Hikers enjoy hiking along the Cold Creek steam in early spring when the wild flowers are at their best.
The High Meadows/Marshall Trail Montgomery Estates area is similar topography to the Cold Creek area with a little less climb and at the top of this subdivision you will find the popular trail head for Big Meadow and Star Lake.
Meadow Lakes Estates, the Montgomery Estates neighborhood located just on the other side of Pioneer trail from the award winning Sierra House Elementary School is a level, easy access Montgomery Estates area. Meadow Lakes Estates also has nice wide streets, underground utilities and boarders meadows with Trout Creek and Cold Creek.
Kokanee Estates is an exclusive Montgomery Estates neighborhood with just eighteen homes.  There is very little drive through traffic and a few of the homes have Trout Creek right in their back yard.
The Golden Bear Trial Montgomery Estates area is the last Montgomery Estates neighborhood you encounter as you head west on Pioneer Trail toward Meyers.  It has Conservancy owned unbuildable land on one side of the subdivision and U.S. Forest Service acreage on the other side. At the base of this subdivision you find the Lake Valley Firehouse with a popular sled riding hill behind it. You’ll also find the gorgeous Trout Creek meadow. There are tons of walking/running trails and dirt biking trails surrounding this area and as you discover the trails, you’ll find yourself taking in the views of the gorgeous Upper Truckee meadow with stunning Mount Tallac views.
All five of the Montgomery Estates neighborhoods offer the best of Tahoe’s Natural environment combined with the convenience of being centrally located and just minutes to town. We have lived in Montgomery Estates for over 20 years and have really enjoyed it!
Montgomery Estates is definitely worth your visit to see if it is a match for you!

Caitilin Grooms and Nick Spannagel

Don and Jan Bosson were absolutely wonderful in helping us find our new home.
As first time home-buyers, the process can be a little intimidating, to say the least.
We found that not only were Don and Jan super friendly and easy to talk to, but
they’re also extremely experienced in the process as a whole.  Their knowledge of the area made
the whole experience run very smoothly and we found the perfect home in just a few months.
Furthermore, both were always immediately available for any challenges we faced as far as deadlines
and paperwork were concerned. Don and Jan Bosson were recommended to us by a friend and we are
more than happy to make the same recommendation for future home buyers

Al Tahoe – South Lake Tahoe Neighborhood

South Lake Tahoe’s Al Tahoe neighborhood has an historical past dating back to when the Washoe Indians made this area their home.  The early discovery and settlement of this lightly wooded beautiful land adjoining the lake simply shows that people then and now have always found the Al Tahoe area a desirable place to call home.  There is easy access to beaches and meadow walks with lake and mountain views.  The area is centrally located in South Lake Tahoe with direct access to restaurants, shops, schools, parks and more.  The Heavenly Gondola and casino’s are just a short drive which appeals to both the local home owners and vacationers alike.
There are approximately 1,000 home in Al Tahoe with styles ranging from the historic “Tahoe cabins” to larger, newer construction.  With a history dating back a hundred years, the homes reflect the ever expanding growth in the area during that time frame. You will find dramatic lake front and meadow front homes in addition to the Tahoe mix of ranch style homes, chalets, and contemporary homes. There are a small number of multi-family dwellings, mostly located on the main arteries within Al Tahoe. People who choose Al Tahoe appreciate the ability to walk to El Dorado and Regan Beach, both offering great beach recreation and a place to access the lake for kayaking, fishing or just plain lying around and enjoying being on one of Tahoe’s sandy beaches.  The South Lake Tahoe Ice Arena is within walking distance and offers a full-service state of the art ice skating facility.  The South Lake Tahoe Recreation Complex, within the same complex as the Ice Arena, has a gorgeous and year-round public pool.  For those who seek and love continuing their education, the Lake Tahoe Community College is a short drive from this Al Tahoe neighborhood.
If you want to be near just about everything South Lake Tahoe has to offer and at the same time be surrounded by nature, Al Tahoe should be a definite consideration.
